Brooklyn Open Houses -- Crown Heights, Cobble Hill

This week’s Top 10 listings are an eclectic bunch — there’s the one with the clean architect’s interior, another with a jaw-dropping amount of shag carpeting, a cute little Crown Heights condo, and even a rare mews home on Warren Place.

Which would you choose?

10. Featured in Brownstoner’s Open House Picks six months ago, this extensively carpeted Carroll Gardens corner property with front garden is still on the market for $2,595,000 — $355,000 under the original ask. It’s a riot of shag carpeting and wood panelling and may need facade work as well, but its redeeming feature is its location on a coveted Place block in Carroll Gardens, with an extra-deep front yard.

9. This co-op at 274 St. Johns Place in Prospect Heights isn’t huge but it’s got two good-size bedrooms and is priced well under the million mark. It’s renovated but in a circa-1900 building, so it has some prewar charm — and it’s close to Prospect Park and all its nearby amenities.

8. Mention a gut-renovated Bed Stuy townhouse and it summons images of a flip, given a quick overhaul for a tidy profit. But this Italianate wood-frame number, at 702 Monroe Street, is a different beast, having been redone by architects who preserved the clapboard exterior and its front porch while modernizing the inside and rear.

7. Last week’s No. 1 pick jumps down to No. 7. This house on Hancock Street in Stuyvesant Heights is what looks to be a flip job, thoroughly renovated and not too shabbily, with new plumbing and electrical. At three stories, it’s got a three-bedroom duplex with a garden rental. The former features an open plan parlor floor with a veritable wall of glass at the rear, leading out to an ipe deck with steel rails.

6. Last week’s No. 2, in a new five-unit condo building, jumps down four spots. The “loft-inspired” apartments look spacious and the kitchens seem to have a nice open layout. The roof and top floor balcony have some excellent views of the Manhattan skyline.

5. Here on Bushwick Avenue in Bushwick, we find a fully renovated three-story row house. It’s got a three-bedroom duplex above a garden level rental, which is duplexed with a finished basement. It was on the market for $1,200,000 in August, and is now back with a price drop.

4. On Midwood Street in PLG, we’ve got a three-story, 23-foot-wide limestone in fine shape, with a corner location, bay windows, a triple parlor, coffered ceilings, parquet floors and a nicely renovated kitchen. Two notable details: It’s got a two-car garage and a ground-level office space with a separate entrance, along with a zoning that allows for a commercial business there.

3. This sweet Carroll Gardens townhouse is currently setup with an owner’s duplex on the lower floors with a pair of rental units above. But if you’d rather forego the roughly $5,500 in monthly rent, the building can easily be converted into a single family home. As a bonus, the building’s cellar is finished — offering the opportunity for a subterranean library or game room.se

2. This two-family brick townhouse with a bow front in Crown Heights has original details intact, but needs renovating. It was an open house pick back in May, when it was on the market for $699,000. It was taken off the market in July, and although nothing seems to have been done to the house in the interim, the price has taken a significant jump.

1. Everyone loves a mews house, which makes it no surprise that this prime specimen on wonderful Warren Place in Cobble Hill is this week’s No. 1 listing. A three-bedroom home, it’s small at 1,050 square feet and has only a single bathroom, but it doesn’t lack for charm.
