Brooklyn Real Estate Listings Six Months Later: One Sold, Two in Contract, One Still Available

This week, a look back at four of our featured listings from six months ago focuses on homes in Kensington, Bay Ridge, Bed Stuy, and Boerum Hill. How did they fare?

In Kensington, not only does this World War II era co-op have a layout that will work for a small family, with two bedrooms and plenty of closets, it also has a second bathroom and a recently updated kitchen. This former Co-op of the Day entered contract in June.

In Bay Ridge, an early 20th century semi-detached brick row house has charm potential and a one-car garage. The exterior got an unsympathetic update that added a terrace to the upper level and altered the stoop and front fence, the old tax photo shows, but the interior still has plenty of well-kept period details. This former Open House Pick sold in April for $1.415 million, which was $20,000 over the asking price.

It looks like some renovation work on this 1890s brownstone didn’t get finished, but there are some fine details to admire inside, as expected from a house by Magnus Dahlander. The architect designed a number of houses in the Stuyvesant Heights Historic District, including this 20-foot-wide angled-bay row house at 238 Decatur Street. This former House of the Day entered contract in April, but is now back on the market for $2.55 million, a price increase of $150,000.

For an old house lover who doesn’t mind putting in a bit of work, this 1850s Boerum Hill row house has an abundance of well-cared-for period details like marble mantels, plasterwork, and wide-plank floorboards still in place. The two-family at 194 Dean Street hasn’t been on the market in decades, and the prime original details are mixed with kitchens that likely need updates and wallpaper and carpet that might not be to every taste. This former House of the Day entered contract in February.
