Brooklyn Real Estate Listings Six Months Later: Two Sold, One in Contract, One Still Available

This week, a look back at four of our featured listings from six months ago focuses on homes in Park Slope, Brighton Beach, Prospect Lefferts Garden, and Bed Stuy. How did they fare?

The ask is not exactly low, and the space is not even particularly large, but there’s no denying this parlor-floor one-bedroom is cute and designed to maximize space. It’s located in the Park Slope Historic District at 495 1st Street, a circa 1887 townhouse turned co-op with three units. The floor-through apartment retains most of the original features, including woodwork and some impressive stained glass windows. This former Co-op of the Day sold in December for $1.075 million, which was $80,000 over the asking price.

There’s no denying this 1940s brick house in Brighton Beach needs some work, but for those able to see the potential charm, it has an eye-popping array of vintage features, including scalloped kitchen cabinets and colorful bathrooms. It is one of a row of semi-detached tapestry brick two-family houses with peak-front gables, garages on the lower level, and brick steps up to the owner’s unit on the top floor. The top floor apartment has three bedrooms while the lower one has two. This former House of the Day sold in January for $960,000, which was $39,000 under the asking price.

In the Prospect Lefferts Historic District, an estate condition brick and limestone row house needs work but has a wealth of original features to restore. Designed in 1899 by architect George Lawton, the house has a two-story rounded bay, dentil molding, an oval cartouche, and dog-leg stoop. Despite having three kitchens, the single-family has a fairly intact floor plan as well as interior details such as woodwork, pocket doors, parquet, a pier mirror, and mantel. This former Open House Pick is still available for $1.899 million, a price cut of $151,000.

It starred as the family home in Spike Lee’s semi-autobiographical 1994 film ‘Crooklyn’ and now, less than a decade after an impressive restoration and stint as a bed and breakfast, this 1880s Bed Stuy brownstone is on the market. It made some headlines when it sold, unrenovated, over the asking price for $1.7 million back in 2013. This former House of the Day entered contract in January.
