Brooklyn Real Estate Six Months Later: One Sold, One in Contract, One Still Available, One Off Market

As we approach the holidays, we’re here to take a look at four of our featured listings from six months ago, focused on homes in Bay Ridge, Fort Greene, Boerum Hill and Prospect-Lefferts Gardens. How did they fare?

There’s certainly room to sprawl out in our first one this week, a two-bedroom, two-bath co-op in Bay Ridge. Located in an Art Deco-style building, the unit has some original details, storage and a practical layout to recommend it. The entrance opens into a wide hallway that runs through the apartment and boasts four closets. An angled archway leads to the living room, which has parquet floors with an inlaid border, picture rail molding and two small decorative niches in the Craftex walls. This former Co-op of the Day entered contract in August.

Our next one is in the Lefferts Manor Historic District in Prospect-Lefferts Gardens. Dating to 1898, the house has a sand colored brick facade with an angular bay extending to the cornice, elaborately ornamental stone keystones at the first floor and a high, dog-legged stoop. The floor plan shows four kitchens, one per floor along with a corresponding full bathroom. The kitchens shown have fairly standard rental finishes but elsewhere the interior retains some original features, including a pier mirror, wood floors, stained glass and built-ins. This former Open House Pick is still available for the original asking price of $1.999 million.

A brick row house in Boerum Hill is a melange of 19th and 20th century styles. Just off the shopping stretch of Court Street, the exterior has plenty of curb appeal with a Federal Revival-style facade boasting shutters, dormers and a wooden fanlight above the entry. There’s a heavily bracketed cornice and ironwork at the low stoop. A landscaped garden out back holds a fig tree imported from Italy by the family that has owned the property since the 1970s, the listing says. The two-family house is set up as two duplexes, both with living rooms at the front and a kitchen at the rear. This former Open House Pick sold in October for $2.9 million, which is $100,000 below the asking price.

Last up, we have an 1870s brownstone on the edge of the Fort Greene Historic District with a recent reno that burnished some original details, added some that had vanished over time and incorporated some modern upgrades. The house is now a two-family, with an owner’s triplex above a garden-level studio apartment. All the work paid off on the parlor floor where the original woodwork and plasterwork shine — including an arched front door, parquet floors, original newel post and ceiling medallion. This former House of the Day did not sell and is currently off the market.
