With an owner’s triplex and a garden rental, this Boerum Hill two-family brownstone has a fair amount of living space to offer along with some original Italianate details including marble mantels, moldings and arched entryways. At 459 State Street, it’s close to the cultural amenities of BAM but also just around the corner from the construction site of the controversial 80 Flatbush development.

Historic maps and newspaper accounts show the 20-foot-wide brownstone is one of a pair that dates to the 1870s. It has classic Italianate exterior details, including a rusticated basement, a pedimented door hood, round-headed wood front door and a bracketed cornice. The historic tax photo shows just a few details have gone missing over the years, like the foliate ornamented door hood brackets and the original ironwork.

The owner’s triplex has living, dining and kitchen on the parlor level and four bedrooms, two bathrooms, laundry and work from home space spread across the upper two floors. The garden level one-bedroom rental includes its own laundry and access to the rear garden.

In the triplex’s front parlor, the marble mantel has a modern tile hearth while the more ornate mantel in the rear parlor includes an insert. The rear parlor has been opened up and a wood island separates it from the kitchen. While the design is dated, the wood cabinets and blue and white tiled backsplash appear well cared for.

The floor plans show that each of the four bedrooms has a mantel and closet space. The largest bedroom, the front facing one on the second floor, has the expected bed niche. Only one of the two bathrooms is shown and it has the grey and maroon tiles of an earlier reno but once again appears in good repair. There is room in the space for a full-sized washer and dryer and storage cabinets above.

A single photo of the garden rental shows wood floors, recessed lighting and a kitchen renovation of a similar era to the one above.

The rear garden view is snowy but it shows a fence-enclosed space with some shrubs, a patch of bamboo at the rear and, according to the listing, a fruit tree. It is accessible from the triplex via a deck off the kitchen.

While the house hasn’t changed hands since 1985, it was on the market in 2019, an old listing shows. Now listed with new photos and a new broker, Jason Christie of Polaris Homes, the asking price hasn’t changed: $4.25 million. What do you think?
