If you’ve noticed some lights on at Avalon Fort Greene, the mammoth new rental development at the corner of Myrtle and Flatbush Avenues, that’s cuz somebody’s home. There are now 78 apartments being occupied at the 650-unit project, which started marketing around Labor Day and only become ready for move-ins a couple of weeks ago. An additional 72 apartments have been rented, meaning the building’s now 23% rented.

  1. Wait, so first the building appealed ONLY to the post grad frat crowd and now it’s yuppie families?

    Which is it…?

Oh that’s right…YOU HAVE NO IDEA WHAT YOU’RE TALKING ABOUT!

  2. Good for you, boberic. I live in an Avalon in NJ and I love it. No complaints at all – great amenities and great residents. It really does feel like a little community. Then again, we don’t have the frat boy crowd at all that I have heard about at other Avalons, so I guess the location really makes a difference. I think a lot of people on Brownstoner are unbelievable snobs who refuse to acknowledge that new rental construction can actually be nice and yes, BETTER, than precious run-down overpriced but charming brownstones. I will worry about charm when I buy a house. For now, I am enjoying my dishwasher, washer dryer, gym, pool, package acceptance, resident lounge, and garbage disposal.

  3. buying or renting – if one isn’t going to be super greedy in getting trying to get a great deal, you’re still brainwashed or have $$$ to blow. I own and own a rental and I know buyers & renters got me by the balls. 2k for a 1 bdrm is NOT a great deal. 3.4k is NOT a great deal for a 2 bdrm. access your memory from a few yrs ago before real estate mkt went crazy – those prices you recall would be great deals. These prices discussed here might be relative best prices you can get & they might be good enough for you but they’re miles away from a great deal.

put down the koolaid & resist the recent brainwashing. sales and rent prices are still very high.

  4. I wasn’t being negative FSRG…I was expressing a preference. There’s a difference.

I spend a lot of time in FIDI and was just there yesterday. We’ll have to agree to disagree on the beauty of the Battery Park City area. I find it one of the most soul-less areas of the city.

As for your reasons why Brooklyn is great…I agree with you.

  5. 11217- I agreed with you about so many here being a bunch of crying complaining ninnies – until you started complaining.

Brooklyn is great – and I agree that some people prefer new construction, some old school brownstones, some people prefer to be near the projects and in urban setting others prefer more grass – and Brooklyn has it all and THAT is what makes it great.

But you know, it isnt the only place on earth that is nice and while I have never lived in FiDi – it does contain some of thhe most beautiful 20th century buildings/skyscrapers anywhere in the world. And is walking distance to some great neighborhoods too. And while I understand that you may not like Battery Park – try walking along the waterfront on a nice day and tell me it isnt incredible – it has some of the most beautiful water views in the world and so truly incredible landscaped gardens in NYC…..

So to repeat what YOU were saying…stop being so negative.
