A waiting list has been announced for 13 units in an eight-story building at 1068 Fulton Street, between Classon and Franklin avenues, in Bed Stuy. This could mean an opportunity for those who missed the earlier deadline.

The original housing lottery for the building was launched in June 2018 for the same amount of units. But since then, the rents have gone up slightly, although the Area Median Income has not changed.

Of the 13 affordable apartments, there are six one-bedroom units and seven two-bedroom units, starting at $1,771 and topping out at $2,152 per month for households of up to five people. (Previously rents ranged from $1,744 to $2,099 for households of up to four people.) The lottery is set an area median income range of 130 percent, with eligible incomes ranging between $60,720 and $124,150 for households of one to five people.

The building has a total of 41 units, with retail on the ground floor—already occupied by BumbleBeesRus, which offers early childhood education daycare programs— and bicycle storage. The eighth floor has a private terrace, and a public terrace is on the roof, according to public records.

The property, written up here as a Building of the Day, was previously home to row houses, which then became Shoobra Palace Ballroom, then Elks Lodge 32, then Elks Plaza. The structure was demolished in 2017.

Nataliya Donskoy of Brooklyn-based ND Architecture & Design is the architect on record. The firm has worked on a number of projects in the borough, including the modern, boxy design for Rabsky’s building at 115 Stanwix Street, one of several developments on the sprawling former Rheingold Brewery site in Bushwick.

The owner is Yoel Werzberger, according to public records. He has frequently worked with Donskoy’s firm on Brooklyn projects, including church conversions at 321 Wythe Street and 81 Ten Eyck Street in Williamsburg. 1068 Fulton Usa LLC purchased the property for $1.6 million in 2014 and building permits were filed the same year.

Leasing for market-rate units began in September 2018. Based on the listing photos, the units have open kitchens, hardwood floors and large windows in the living rooms and bedrooms. The listing says each unit has its own dishwasher and air conditioning.
