An affordable housing lottery has opened for 127 units in a 39-story building at 41 Blue Slip in Greenpoint.

The building, called Two Blue Slip, is part of the larger Greenpoint Landing development. It stands next to One Blue Slip, a 30-story residential tower that’s part of the same development, and which had its own affordable lottery in September 2020.

Of the affordable apartments, there are 35 studios, 65 one-bedroom units, 25 two-bedroom units and a pair of three-bedroom units. Monthly rents start at $2,370 and top out at $3,530.

The lottery is set at an area median income range of 130 percent, which is high but not unusual for lotteries in Brooklyn that receive the 421-a tax break. Eligible incomes range between $81,258 and $192,400 for households of one to seven people.

Building permits show there will be 359 units total. Attended parking for 190 cars will be spread across the first three floors; 211 bike spaces will be on the first and second floors.

The first floor will also have a retail space and a gym for tenants. There’s a recreation room on the second floor, an outdoor terrace and swimming pool on the fourth floor, and two additional terraces on the 37th and 39th floors.

Gary E. Handel of Handel Architects is the applicant of record. The firm has designed a number of high-profile projects in Brooklyn, including One Blue Slip, part of the same Greenpoint Landing project, and the residential tower at 33 Bond Street in Downtown Brooklyn. In Manhattan, they designed the Essex at Essex Crossing and the National September 11 Memorial.

Developers Brookfield Properties and Park Tower Group are behind the building. They purchased the site in 2015 for just under $60 million.

Leasing for market-rate units began in March 2020. Based on the listing photos, the units have large open kitchens with wood cabinets and counters, with floor-to-ceiling windows in the living area and bedrooms. Some of the units have views of Manhattan over the East River, which can be seen in the photos.
