An affordable housing lottery has opened for all 254 units in a 14-story building at 800 Flatbush Avenue, at the corner of Caton Avenue in Flatbush.

Of the affordable apartments, there are 64 studios, 97 one-bedroom units, 53 two-bedroom units and 40 three-bedroom units. Monthly rents start at $567 and top out at $3,452.

Almost 70 of the building’s 254 units are aimed at low- and moderate-income New Yorkers, but unusually, some of the apartments are set aside for households earning as much as $244,200 a year.

The lottery is set at an area median income range of 40 percent for 27 of the units, 60 percent for 37 units, 110 percent for 63 units and 165 percent for the remaining 127 units. Eligible incomes range between $21,635 and $244,200 for households of one to seven people.

Known as Caton Flats, the building will house the Flatbush Caton Market on the ground floor. The market was established in 2002 to be an affordable spot for local businesses before the city, which owned the land, began looking to redevelop the land and provide a place for the market.

Offices will also occupy the first floor of the building, along with a test kitchen. A gym will be on the second floor, along with an outdoor recreational area for tenants and the first apartments, which continue on the floors above. Another outdoor area for residents, as well as a lounge, will be on the 13th floor, with laundry on the 14th floor.

BRP Companies is the developer who was awarded the project by the New York City Economic Development Corporation. Magnusson Architecture and Planning is the architect of record, according to building permits. The two worked together on the Livonia Commons project in East New York, and Magnusson is behind the new design of Cooper Park Commons, a long-awaited affordable housing development at the long-ignored Greenpoint Hospital site in East Williamsburg.
