An affordable housing lottery has opened for five units in an eight-story building under construction at 142 Lenox Road in Flatbush.

It is located on a stretch of Lenox Road that has been undergoing major changes, as Brownstoner documented in 2019.

Of the affordable apartments, there is one studio and four two-bedroom units. Monthly rents start at $1,725 and top out at $2,294. Strangely, the lottery listing says that tenants who sign a lease will receive a free iPhone or Playstation 5 video game console.

The lottery is set at an area median income range of 130 percent, which is high but not unusual for lotteries in Brooklyn that receive the 421-a tax break. Eligible incomes range between $59,143 and $159,640 for households of one to five people.

There will be a total of 16 units in the building, according to property records. Parking space for eight bicycles will be in the cellar, and 1,686 square feet of recreation space will be off site. While the lottery listing says there will be a gym and a rooftop terrace (and there are renderings to show designs of both), these spaces are not reflected in building permits.

Alberto Roman of ARTECH Engineering is the applicant of record. The developer is Ben Bitel of Besyata Investment Group, who purchased the property for $2.1 million in 2019.

One block away, Besyata purchased two freestanding Edwardian homes, located at 100 and 94 Lenox Road, in March 2018. Both were later demolished. Plans call for an eight-story building with 62 units across both lots. The apartments will be condos, according to the developer’s website.
