An affordable housing lottery has opened for 19 units in an unusually shaped 16-story building under construction at 329 Broadway in Williamsburg between the Brooklyn-Queens Expressway and a landmarked church.

Of the affordable apartments, there is one studio, 14 one-bedroom units, three two-bedroom units and a single three-bedroom. Monthly rents start at $2,241 and top out at $3,283.

The lottery is set at an area median income range of 130 percent, which is high but not unusual for lotteries in Brooklyn that receive the 421-a tax break. Eligible incomes range between $76,835 and $183,300 for households of one to seven people. The rents approach or even exceed the going market rate for similar size units in northern Brooklyn.

According to building permits, a total of 63 apartments will be in the building. There will be 33 parking spaces underground, and retail space on the ground floor. A childcare facility will occupy the second and third floors, while an ambulatory care facility will occupy the fourth and fifth. The 12 stories above are dedicated to residential.

Syndicate Architecture is the applicant of record, and the developer is Juda Klein of Parkview Management, which purchased the formerly empty lot for $4.7 million in 2013.

The building stands next to St. Paul’s Evangelical Lutheran Church, an individual landmark whose address is 306 Rodney Street. Restoration and maintenance of the church, including the stained glass windows, will be funded by the sale of the air rights and easements, which was approved by the Landmarks Preservation Commission in January 2019.

Part of the proposal the LPC approved includes the addition of a sky bridge, which will stretch from the top of the four-story base of the building to the roof of the church next door.
