A housing lottery has opened for seven units in a six-story building at 1780 Sheepshead Bay Road in Sheepshead Bay that is currently under construction.

Despite being labeled as affordable, the rents, like many for buildings that receive a property tax exemption through the controversial 421-a program, stretch the concept of affordability.

There is one studio, two one-bedroom units and four two-bedroom units in the lottery. Monthly rents start at $1,725 for a studio and top out at $2,599 for a two-bedroom.

The lottery is set at an area median income range of 130 percent. Eligible incomes range between $59,143 and $159,640 for households of one to five people.

There will be 23 units total in the building. Retail space, parking for 26 cars and a community facility will be on the ground floor. Retail space continues on the first floor, where there is also a recreation room. More community space will be on the second floor. Residential units start on the third floor and go up to the sixth floor. On top is a roof terrace.

The site was formerly home to two buildings with retail on the ground floor and an empty lot at the corner. The buildings were demolished in 2018.

Joshua Markovics’ Royal Builders are listed as the owner on building permits. The owner, under an LLC, purchased three lots, later combined, in 2019 for $6.3 million. Royal Builders has worked on a number of projects in Brooklyn, including buildings in Midwood, Homecrest and Brighton Beach.

Douglas Pulaski of Bricolage Designs is the applicant of record. The firm has worked on projects all over the borough, including a thin 12-story structure at 112 Fleet Place in Downtown Brooklyn that recently topped out.
