There was plenty of discussion last year on the merits of the design at 805 5th Avenue, a six-story building that overlooks Greenwood Cemetery. All 12 units—a mix of studio, one- and two-bedroom units—have just been listed through Corcoran. Nothing’s too big, with the one-bedrooms hovering around 575 square feet and the two-bedrooms weighing in just south of 900 square feet. Prices start at $349,000 for a one-bedroom and and go up to $649,000 for two-bedrooms. What do you think?

  1. Check out the listing that Corcoran has at the old school conversion on 21st street (also listed as greenwood nabe). 2800 squarefoot penthouse with roof, for over 2MM! Very cool apartment in a cool old building conversion, but that has to be an insane attempt at record for a greenwood apt.

  2. 349K for 575 square feet? less than 10 blocks south, you’ll pay almost 50K less for 750 square feet, in a prewar building that’s in more of a neighborhood, as opposed to this one block strip sandwiched between the cemetary and a six lane arterial road (ie, 4th ave.) could these sell anywhere close to these prices? well, i guess i should hope they do for what it would imply about the value of my apartment. but this seems really high.

  3. For maybe 15% more than the 2-bedroom price, one could buy a nice brownstone or limestone 2-family home on a tree-lined sidestreet anywhere in the 40’s, 50’s or low 60’s of Sunset Park. These apartment prices seem high.
