850/sq ft is too expensive for new construction anywhere in Brooklyn.

I don’t think that’s how StreetEasy works, especially since one of the units (1C) is now listed for $100k less.
Then again, from what I hear on the intarwebs, their new development data is rather inaccurate.

They look quite nice in person, for new construction.
Actually, if you look closely at the StreetEasy page for the Iroquois, you will notice that three of the four “sales” are again listed as active listings:

Wow, would love to know what the Iriquois units sold for. They look nice, but priced high.
it’s across the street from ps 9’s playground, yes. but because there’s a much nicer playground around the corner on underhill, it doesn’t attract too many kids outside of school hours. on the weekends there are sometimes older kids playing basketball, but they seem pretty tame.

Betancourt are the same folks peddling the Iriquois at hugely inflated prices. This is 2008 pricing and needs to come way down.
