There were several open houses in the building yesterday. Did any of you go? What do you think is putting a damper on sales?

Also one unit, our favorite, looks out onto the back of a huge billboard that faces Flatbush. The view is “priceless’.
has anyone else noticed that the new place…the vermeil at the corner of sterling and 7th has 2 accepted offers and one contract signed on their website. those places are pricey also, albeit much better looking than this place. just thought i’d mention it since it’s only a couple blocks farther down 7th and to see what a difference in price makes. over 2 million for a 3 bedroom condo…
I walk past this piece of crap almost every day. I can see into some of the units on the Park Place side thanks to the brownstone stoops on the other side of the street and the look terrible. Not to mention what an ugly piece of crap this place is, and the time it took to actually finish, but I’m guessing that we’re going to see some more chopping before too long.
I went to an open house a few months ago, and was also extremely turned off by the huge air conditioners that protrude into the rooms through the walls, rendering the walls where they are located unusable for any furniture. I looked at what should have been the showcase apartment — with a HUGE terrace overlooking Flatbush Avenue with views of the city — but the terrace was marred by a huge, extremely NOISY central air conditioning unit that cools the common areas (but they couldn’t be bothered with installing central air for the individual units?!?). I didn’t even realize those individual units were also heating units. How could anyone build a new condominium building in New York City in the 21st century with no central heating? Even central air is standard nowadays. The rooms are small, low-ceilinged, uninspiring…. I’m not even necessarily against new construction or modern renovations of older buildings, but this one is pure crap. It’s too bad, because it could/should have been spectacular.
I visited every typical unit when they had only one model by simply walking through the public hall and opening doors to see the “shell” spaces. Most units have odd shapes, terrible a.c./heat boxes that protrude into the rooms by about 18″ and many rooms have poor wall space for placing furniture. Many windows are massive casement types that have no screens (except for the double hung windows facing Park Place.) The units that face Flatbush will have to deal with noise and pollution when you open those windows. These places aren’t worth the asking prices, pure crap!
…Wasn’t bashing PH….I’m a huge fan of the area…..and agree with Mr B that Vanderbilt is the next “Smith Street”……its just that for now, a central Park Slope address adds 20% to a property….
No PH bashing please!! However, being on Flatbush with all the noise is a major deterent. I have seen some units and the rooms have strange shapes and there is no central heating – just these big motel type units with heat and A/C. I don’t know what possessed them to build something that ugly.
8′ is minimum allowed for “habitable” space.
These condos are so insanely overpriced!!!…..There are 1500 sq ft penthouses in prime Williamsburg for less than $1 million right now….these Park Place condos are 30 feet away from being in prospect heights….Everywhere you look Corcoran seems to be pushing the pricing envelope….
