According to Street Easy, fifteen units at the Park Place Condominium just had their prices cut by more than five percent. Take, for example, this two bedroom; the 1,360-square-foot apartmentment was listed back in November 2005 for $1,199,928 and was reduced to $1,109,000 on Friday.We haven’t been inside, but one thing that strikes us about the photos is the low ceiling height. There were several open houses in the building yesterday. Did any of you go? What do you think is putting a damper on sales?

  1. I think it’s pretty ignorant to assume that the broker is the one overpricing the properties. I know plenty of sellers who insist on pushing the envelope when they sell, so if you want to talk GREED why don’t you start there. Think about it, a broker wants to actually sell a property, not have it sit for months. I am tired of the nasty comments on this site that are based on complete speculation and ignorance. And don’t assume I’m a broker just because I wrote this. The bottom line is that anyone who owns wants to get top dollar when they sell and as long as someone is willing to pay it, you should get over it.

  2. I walk by this place all the time. I like the cheap light fixtures they put in. Gee thanks Mr. Developer I just spent 1 million bucks and you gave me a 12 dollar light fixture for the kitchen. Wow I feel so lucky to live in your POS. This building will be rentals shortly. The same with all the other crapola being built on or near the corridor of tire shops Opps I mean 4th ave. But I do like the way this building looks on flatbush hell why not it is not any worse than that hideous liquer store on the corner or the american apparel store.

  3. lofts1condo looks like the old cheesecake factory (for the old timers). look at the layouts and maybe the low prices are understandable. the a, b and c lines are one-bedroom size, but no bedrooms because there are so few windows. the a and b lines have windows on the front only, and the side window in the c units are on an alleyway. (front windows offering fine views of the c-town.) the d, e and f lines have more windows, but they open onto backyards and alleys. regulars to this blog often say prices should be lower for a building because of certain drawbacks, so credit to the developer for pricing according to what is offered, but that seems why the prices are more moderate than elsewhere in the ‘burg.

    Can you please link/show where those places are. I am not aware of any penthouses in prime Williamsburg for $665/sq foot – where are they??!
