  1. While the prices at University Towers have certainly risen with the market (10 years they couldn’t give these apts away), they are still underpriced relative to much of Brooklyn. What does this bode for the luxury housing being built along Flatbush Ave nr the Manhattan Bridge? It’s always struck me as an unlikely location for high end apts.

Probably because they just lowered the price to $265,000 to make the sale. Time on the market is measured from the day of the last listed price to the time of sale. So a property could linger for a year, have the price lowered and then finally sell and the official time on the market would be minimal. Just another way to lie with statistics.

  4. It won’t be long before Crown Heights is completely consumed by Prospect Heights. By then most of brownstone Brooklyn will be called “Manhattan East”.

For now, though, the line is Washington Avenue.
