  1. with all the new housing and price of property in the boerum hill, fort greene, downtown brooklyn area, i have a strange feeling that the house of detention will be moved somewhere else. the people residing in all this luxury aren’t going to want a bunch of jailbirds in their ‘hood.

    watch what they do to fulton mall. goodbye sneaker and cell phone stores!

  2. It’s in a neighborhood that I like to call “TriFlAntic” b/c it’s in the Triangle b/t Flatbush and Atlantic. Purists might insist it’s called “lower triflantic” but that’s a mouthful

  3. When you purchase new construction you have to pay closing costs for the buyer and the seller… it’s about 5% of the purchase price extra. If this apartment was at 110 Livingston it would be an extra $35K that you need liquid at your closing, plus the normal closing costs.

  4. I have a friend who lives at 53 Boerum and mostly every apartment is estimated at over $800psf. But you cannot get hung up on that – this is a bldg with a processed tax abated and low maintenance. Plus no sellers fees for the buyer as is with new construction. Considering what is out there in this price range, i think this is very consistent. I would consider this building over a newly constructed building for the closing costs alone.

  5. Is it just me, or does $812psf seem high for that building? It’s not in a prime part of town (although downtown’s changing pretty quickly) and the finishes aren’t that great.

    75 Smith, 110 Livingston, Belltel seem higher end with lower psf’s…

  6. Horn announced “city’s plan”? or announced his proposal?
    This announcement I think is same one where he said there would definitely be ‘retail’ on ground level.
    Have seen/heard no movement on this yet.

  7. Surely, the doubling of the house of d is not a rumor. the head of the city department of corrections (horn?) announced the city’s plan to double its size. That would allow the city to reduce the capacity at rikers and not go through the process of siting a completely new facility.

    Sure plenty of ideas floated as possibilities. But that is it for now.
    This is 1st time I’ve heard of doubling in size – but putting it in Brownstoner is good way to get rumor started.
    PS – Across Atlantic from House of Detention- developers are trying to get approval for hotel (where gas station was torn down).
