After selling in December for $1,075,000, work began recently at 31 Joralemon Street in Brooklyn Heights. Evidently, though, the extent of the work—namely the removal of a side wall—has raised some concerns with both the Department of Buildings and the FDNY. As the photo on the jump shows, representatives of both were on hand earlier today to check on the structural integrity of the situation and, presumably, to assess whether there’s a risk to passers-by or neighbors. I still remember what you wrote when the selling price appeared on this website. To paraphrase: “I wouldn’t have had the guts to offer such a low price!”
Funny, I sent a pic to Brownstoner too. You walk past this place and think, WTF? I’m sure it’s all cool, but it did immediately relieve me of my non-buyers remorse on this place. Not sure it costs a fortune (altho I assume it will), but my heart can’t take this kind of renovation
If it is shored up properly then all is fine. Can’t see that from these photos. In years past, the DOB inspectors would be drunk by now so you could tell them anything.
Arkady, yes, they are probably using lally columns to support timber walers that in turn support the joists and roof beams although I have seen it done entirely with timber shoring. You can’t see the shoring in the photo because of the blue tarp. It is a little like a magic trick.
I took these pics. From a sidewalk/street perspective there is no visual evidence of aditional interior support other than the original partion wall made of wooden studs at the parlor level. Can’t see what is up with upper level due to tarp. I observed GC, DOB official and FDNY official looking at construction drawings laid out on the hood of a parked car. Hand jestures were used in conjunction with some words and it appeared the officials were satisfied. I have no idea how the roof is staying in place as the roof pitch is quite severe and the ridge beam has no support on one end. Some type of magic and invisible sky hook must be in use. 😉
