roof tear-off: how disruptive to top floor?

Sorry for the stupid question, but when you do a tear-off, how exposed is that top floor? We have tenants up there, and I’m wondering how disruptive a total roof replacement would be for them and how long it could take. This is an attached wood frame home, flat roof, typical Brooklyn townhouse size.

If your house is built like ours (typical brooklyn brownstone), the top floor has a ceiling, then a bit of space (called the cockloft), then the roof. So pulling up the roof would expose the ceiling to the elements, but not anything below it. Unless there are any structural issues that need to be fixed, I don’t think it takes more than a day.

We had Michael Sheehan C.C.Construction Corp. (Owner) m.g.sheehan@gmail.com (917)626-1254 do the replacement roof here at 135 henry st, was in and done in 3 days (though last day was 2nd coat of the silver paint so only 3-4 hours I’m guessing by memory). Was no big deal at all. Tell him I said hi if you do get them to do the job.

We did ours and you could see daylight. We had so many dead birds and poop, nest etc. from pigeons and squirrels that made home behind the facia that when they lifted the roof all that crap was in the air. We took down the ceiling and redid everything. It will depend on what they find. As horrible as ours was they had the entire new roof up in about 6 days. The interior sheetrock took another 3 weeks and we hired a guy who replaced our facia and that took forever with Landmarks.

We had a new layer of our roof done by the above mentioned GC to the tune of 7k and four years in, it leaks like a sieve. We’ve had to re do our top floor ceiling three times now and have a different roofer coming in to correct. Very disappointing…very…particularly the amount of referrals we sent their way.
