Roof coatings
I keep getting bombarded with ads for what looks like some sort of epoxy coating to pour onto flat roofs. Of course the ads look great. I was thinking about getting my roof done next year. Has anyone contacted one of these companies? Has anyone actually used something this? Thanks!

i posted an offer on this forum a couple of days ago. i am doing a roof inspection for a regular poster here mid afternoon today. i have a regular price of $700 for these inspections. i made an offer to the wider brownstone community that if someone in the ridgewood/bed sty area wanted a roof and upper envelope inspection today, late morning or maybe early afternoon, i would drop my price for the inspection for the other person to $500 and do the second one for $500.
I will say it right now: 90% of the roofing companies operating in this city have not a clue about what they are doing. they sell this silicone product as a cure all for everything when in fact, many times the roof needs a coat of paint and might need major work around the flashings or on the brick walls or caps on the walls or the chimney. Most often the leaks i find are on the walls, not on the roof. Roofers look at the roof, masons look at the bricks and customers still have leaks. i cannot tell you how many times now get a call about one thing, talk the people into a roof inspection and find problems they had no idea about. those problems continue to allow water in and grow in to expensive repairs by the time they are discovered a decade later. Every flat roof in this city needs and inspection (i inspect mine spring and fall and i stop issues as they are forming).
As i perform these inspections, i talk to the homeowner and i tell them, “if you listen to me now, you will never need me again”. A written report with photos follows.
in so far as the silicone. they are charging people thousands to apply this whether it is needed or not. Most roofs just need a coat of paint and keep it painted and it won’t need silicone. this is when i would recommend silicone: someone has a roof membrane that is worn down to the threads and they are 80 years old and have NO money. the silicone will get another 10 years out of that roof. But once that silicone itself delaminates, water will get in all over. if the silicone is not applied properly, it will delaminate and water will get in (i see it all the time).
You need a roof inspection by someone who represents YOU and not some other entity. and by someone who looks at the entire top of the building and not simply the roof membrane.

Thanks to her, i am doing something i really enjoy and i am finding serious maintenance items on houses that could become serious issues if not addressed asap.
