Permits Needed?
I am planning a project that involves removing about 21 linear feet of non-load bearing walls. There should not be any electrical or plumbing in the walls. Does this work need plans filed/permits pulled with the city? About 10-feet of the wall that I would like to remove was added recently (within the last 3 years), is cheap, poorly constructed sheet rock and definitely has no electrical or plumbing. Removing that portion is a priority and if I could do so without permits, I may settle for that portion now. Any thought would be appreciated. Thanks!

Find out which is worse: a wrist-slap from your co-op board, or the cost of filing permits with an architect, expediter and asbestos tests adn the weeks involved to get there. Proceed accordingly. You could surgically demo a10-foot sheetrock wall on a weekend, depending, and discreetly remove the items, without requiring much in the way of power tools or dust if you’re careful. Plaster… that’s messier.

That changes everything. You are going to have to get a licensed & insured contractor and likely get permits to the extent the work requires them.

Thank you, this sounds like good advice. However, this is in a co-op building that will demand to see permits if they are required. I attempted to make sense of the code and the way I read it, if you are removing less than 50 feet of wall, you do not need a permit but google results seem to say that any wall removal would need permits, asbestos inspection, etc.

I would never pull permits for something like that. It’s not whether the new wall was permitted or not that is the issue. It’s whether someone reports you for the work. Make sure your contractor is clean and respectfull of neighbors and no one is likely to make a call. Make sure they are smart about removing the debris, getting it out of there all at once and not making unsightly piles on the sidewalk.
Just don’t let the DOB in if they come knocking or let them be able to see any work being done inside so you don’t get a violation “Work Without A Permit”. Aside from removing the studs, the rest could be considered a cosmetic re-plastering job.

Was the new wall permitted? If not, how would the DOB know it’s there?
