need contractor recos - basement reno+underpinning

not having a lot of luck finding contractors who’ve done this with great experience. looking to get an additional 3ft of height, remove 4 columns, add necessary i-beams and underpinning, relocate all mechanicals, plumbing, electrical, concrete flooring with radiant heat, and simple finishing.

this will be on a free-standing 3-story victorian in the ditmas/midwood area.

would love recos on contractors who’ve done this numerous times on houses like this.
as well as hear from those who done this to their house.

Yoomit-Sorry I did not fully read your initial post. On the last If you are looking for a structural engineer I can recommend one who has done residential underpinning design for us in the past. (I don’t think I want to post their contact info. directly on the forum though, not sure of the way around that).

750 is not bad for a structural engineer to review your job. This will not be an inexpensive endeavor. You can always ask for an hourly rate for the consultation as well.

restorationcontractor – yes, looking to get a structural engineer assigned to do the geo and house structural analysis. the intent being to determine max excavation depth as well as assessment of removal/relocation of 4 columns. the engineer will provide the blueprints for all that so that the contractor will know the requirements and bid accordingly.

again… looking for contractors who are WELL experienced in this work.

Underpinning is not architectural work, its all structural engineering. The contractor portion is all careful hand work, lots of details that have to be followed to prevent damage to the building, to do it properly takes experience, time, and a healthy budget.

You said you want to go down 3 feet. Has anyone done any test pits to determine your existing footing depth? Typically we have found a foot or so below the existing slab. The deeper your existing foundation wall the lower your cost.

I never understood why it seems to many contractors have trouble with this. In its simplest terms you have an existing load that must be carried, (the load is transferred to the adjacent sections of the foundation wall), underpin section is excavated, rebar is placed, forms are set, concrete is poured and cured, new under pin section is wedged (tensioned) to the existing footing and structurally grouted.

Unfortunately, I cannot recommend anyone because I work for Brownstoner. Best bet are personal recommendations from people you know, references, look at expediting and architect offices near where you live, google architects in nearby areas (also try looking on Houzz) and check out their work and references,. You can also look at projects involving cellar work on Brownstoner’s the Insider (in case the stories list the contractors) and you can get architect’s names off DOB permits for listings of homes for sale with similar cellar work.

yoomit, there are architects in the outer boroughs who may be less well known but have a lot of experience with practical things, expediting, etc., and you may even find their fees are very reasonable.

thanks workisfun… agree and disagree. regardless, the key info sought after here is an experienced contractor for this type of job…. not about processes or POVs re: architects, permits, etc. all that stuff i already have a grasp.

It sounds like you’ll at least need architectural drawings for the contractors to follow. Mechanicals, etc.

agree cate – but equally not finding architects with this particular expertise. and, quite frankly, this can all be done with a structural engineer and a contractor experienced with projects like this… it’s not what i would characterize as a “design” heavy assignment.
