question regarding a 2 family, 4 story frame house i am going to renovate. the ideal floor plan i want involves removing/relocating stairs: 1\. remove the stairs from garden rental to upper triplex, so access to the rental is only from under stoop or through back yard. 2\. the stairs to the basement would be relocated from the rental to the back yard. there is an existing window in the rear foundation wall at the basement level which our architect thinks could be turned into a doorway accessible by stairs in a hatch in the back yard. 3\. for the upper triplex, move the stairs that connect parlor to 2nd floor from the current location to the rear of the house. this would be a sort of L shaped stair in the back right corner. The stairs for 2nd to 3rd level would remain where they are. I realize anything is “possible” if you have unlimited cash, but are any of these ideas ridiculous pipe dreams?

I have a 2 family, 3 story brick rowhouse that I am moving stairs for– BUT, we are gutting, so the stairs were getting taken out during demo anyway… We are taking out the stairs to the garden rental for the extra sq footage on the parlor floor.

same thought here- gaining the square footage on parlor floor and in garden rental. is relocating the stairs looking to be expensive? structural work needed? what is the cost for new stairs and are they custom?

The actual opening up of the floors and rough construction of stairs with fairly ordinary risers and treads is not very expensive. It’s rough carpentry so relocating them, especially during a gut shouldn’t add much to prices. It’s the finishes, especially more modern open designs with ironwork rails, etc, etc where you start to add $$$$$.

I don’t have a quote yet for the removal and installation of stairs, its really just included in the price per sq foot we got from contractor. I just know our budget isn’t crazy, its about a mid-range price range and the stairs are happening (we are doing total gut, the house is uninhabitable right now) Sorry I couldn’t be more helpful with pricing. Once I get a more precise quote, I can update this post. We haven’t even filed permits yet, just beginning the reno process.
