Clear Old Plumbing Permit

Our plumber pulled an LAA plumbing permit in 2015 for our bathroom & kitchen Reno’s, then filed to amend the expired permit in 2017 which was disapproved because they made an error on the form. The plumber is long gone and not responding. Does anyone know the repercussions of having these open permits or any advice on how to clear them out without the original filer? Thanks for the help!

One other thought: Did you have an expediter on your reno? They really should have caught this, and you may need their help again with the additional filings you’ll need to do. In my experience, there aren’t a ton of great plumbers that are also wizards at DOB paperwork. This is ultimately going to be an administrative procedure.

@Dylanfan basically lays it out. You’re going to have to hire a new plumber to supersede the existing permit even though the work is done. It ultimately has to be signed off on a certified plumber’s license. It’s going to take time and ~ $1500 – $2K *if* you can find a plumber willing to vouch for your original plumber’s work.

This happened to me too. I found out due to a “plan audit” 2 years after the fact that the plumber had never closed his permit. I got another plumber to supersede. He charged me $1500. The inspector did not show up; he “self-certified” and the permit was closed.

Hi there, sorry you’re having to deal with this. In my understanding, you have 2 options (I’m sure others more expert that I can add more) — hire a new plumber to supersede the old permit – this will be easier if the work hasn’t been done yet, as the new plumber can supersede the permit and do his/her own work. If the work has already been completed it’s a bit trickier b/c a plumber is less likely to want to vouch for the quality of someone else’s work (understandable) – so they may not do it at all, or may charge you much more to cover their risk.

If the work HASNT been done and it’s not feasible for whatever reason to get the permit superseded and closed, then you can ask DOB to to basically waive the permit (I don’t remember the technical term) — it doesn’t go away, but it’s basically becomes less of a problem — if the work not done under the permit doesnt effect the “base building and life safety conditions.”

Its never good to have open applications, but realistically it’s not a HUGE issue until/unless you try to sell. We made the mistake of buying a house with an open electrical permit (our lawyer didnt bother to look and we were too new to know) from 2001 and would NEVER do that again. Live and learn!
