Alt 1 vs Alt 2?

Which one would be required for building a two-story extension to a woodframe rowhouse, Alt 1 or Alt 2? No change would be done to C of O.

The building code allows enlargements to wood frame buildings – with the variables mentioned above. The NYS Multiple Dwelling Law – which applies to buildings with more than 2 apartments – does not allow the enlargement of wood frame buildings in the fire district – except for enlarging an existing room.

There are few variables that have to be addressed to determine whether or not you can extend a frame house: 1)# of Dwellings, 2)Construction Classification of proposed addition, 3)Height and setback limitations for the district. It’s doable, but you have to vet it per the above criteria.

One more comment, on jimhillra’s note, we have gotten an approval on an extension as an A2 if you can demonstrate the extended areas are part of an existing room…say you’re enlarging the kitchen and the bedrooms. But generally, to avoid an easy objection at DoB, I’d say go A1.

This would be an Alt 1 application, since you are changing the bulk of the building, and are also affecting the means of egress. We’ve completed a bunch of these (see http://agenciegroup.wpengine.com/portfolio/brooklyn-townhouse) and I don’t think you or anyone else on the forum should be too worried about an Alt 1 being a more difficult hurdle to overcome at DoB. It is more expensive b/c it requires more attention by thee expeditor and a tad more work by the architect. Below is a pic of a current 2 story addition we’re designing.

Assuming no change in number of families, two stories on the rear = Alt 2. Two on top = Alt 1.
