25' gut renovation recommendations

We are contemplating a complete gut renovation of a 25′ x 42′ townhouse — three floors + cellar — multi-family to one-family, possible extension, and are looking for architect recommendations and other insights. This is obviously a huge undertaking, and we want to be lead by a pro who does this day-in and day-out. Like the look of Elizabeth Roberts, and the breadth of experience at Baxt Ingui — would appreciate any info or other suggestions. Priorities: Ability to execute as quickly/smoothly as possible, cost, beauty. Thanks!

Use JoistRite metal floor joist framing with hot rolled steel stair openings. In a single family you can have an open, semi-winder stair that is not allowed in multi. You do not need sprinklers, but know the code why.
