How to Find a Building?

Thanks for replying. We did in fact wander the streets both Saturday and Sunday, and went to several open houses. We’re exhausted! We also met a broker we really liked, who works for one of the smaller, local agencies. It is great to see the neighborhoods on foot. So many beautiful gardens. The plan’s the same for next weekend.

My husband and I are looking for a 2 to 4 family building in the Clinton Hill/Bed Sty and Prospect Heights/Crown Heights area. Like many folks looking, we would like to live in one of the units and rent out the rest of the building. Our budget is around $1,000,000\. Ideally, the building would be usable immediately, and we could do any necessary upgrades slowly, over time.   I’ve looked at this year’s past sales in those areas, and there have been some reasonably priced buildings which have changed hands. However, all the current listings on the broker’s sites seem very high. Why is that? 1\.  (gently) Real estate has gotten a lot more expensive.  2\.  List prices are almost always higher than sales prices.  I’d wander the streets and look for signs on buildings.  Often times the best deals are to be found trhough smaller realtors you have never heard of and who don’t have much of a web presence.
