Yes, offer brokers 3%. They certainly came when I did it. Make sure that uninformed first time homebuyers understand that they cannot show up to look at it and then bring a broker back later if they haven’t already said that are using one.

DItto Dave. Also, as far as marketing… Make a website, advertise here, in the NYT, Craigs and any free social media network you can think of. Have a few open houses. Price it to sell….don’t get greedy. Offers buyer’s brokers a commission.

Hire a professional photographer and for god’s sake, clean the place up!!!! Include all the relevant costs and expenses if there’s a rental unit. Include them anyway. Do a floorplan as well.
