341 Hancock st Open house 3/24

reposting my impressions from HoD thread: I went and looked at 341 Hancock today, just out of curiosity at the pulse the spring market. There were just a ton of people there, all with pretty grim and anxious game faces on. I’d estimate 30-40 signed in in the 15 minutes I was there. Its a flip-quality gut reno, nothing very high end, two rentals over an owners duplex with new wiring/plumbing. Upper rental had low ceilings/small windows. Repointed brick in the rear, central air, new kitchens and baths throughout, but nothing high-end. Nice enough house on a nice block, but nowhere near the grandness of the 4-story on Macdonough that recently went for 1.4\. Also 5 blocks to the C train. If Corcoran gets their price on this it will be a hell of a vote for the strength of the brownstone market even in the heart of bed stuy. I was surprised how many people seemed to have buyers’ brokers in tow, and how freaked out people seemed to be. Very glad I’m not in the market now, but for $1.3M I’d pick 201 Ocean Ave in PLG, right on the park, and spring for some airplane windows to deal with the Q train in the back yard.

Anyone go to the open house at 341 Hancock st? What was the turn out / your impressions of the house?

Lots and lots of people. Personally I don’t think the reno is worth the price tag (they used door casings to fill in the crown molding on the ceiling in the kitchen, there was a lot of caked on paint on the woodwork, the layout was goofy, I could go on and on).
