$4,500 /mo Garden Level floor through in Clinton Hill?

Not just this owner….this is a tactic of some brokers, at least of this brokerage firm in particular. They want rents to rise so their commissions are higher. Sounds nuts, I know, but you see many of these inflated listings on their site sometimes. For example, a friend trying to rent her floor-thru coop contacted them…they put it on their site at a similar inflated price, convincing her that was the right price, and brought her NO potential renters. When she did succeed in renting it herself, for a price closer to $2500, and told them it was rented, they slapped a rented tag on the listing on their site, with the inflated price, implying it rented for something over 4 grand, which it never would have. Beware renters of such tactics. Silly landlords, beware, too…it wastes your time.

I came across this rental listing today. The price seems very unrealistic, but as the future landlord of a very similar apartment, I’m wondering just how unrealistic this is these days. That’s a crack house… ie. the owner/broker is smoking crack if they think they’re gonna get $4500/month.  That apartment is $2500 at best.

Yeah, this guy is crazy. I live on Greene and Clermont in a garden apartment (floor through with huge backyard) and pay $2000\.  We’re looking for a new apartment (need a 1.5) and there’s no way we’d go that high. Like Run-Joe said – $2500 MAYBE, but that’s a huge stretch for this particular unit.

Asking rent is definitely an outlier. I wouldn’t have the balls to ask that much as a landlord; and wouldn’t pay that much as a renter. $2500 is probably about the median (not the max) for a 2BR garden apt in the area.  A little googling shows that the bldg was listed in 2011 for $999k described as “HOUSE NEEDS TOTAL RENOVATION” … the Corocoran broker paid 75k over ask, took a 594k mortgage, renovated it and turned it into a 2 family – owner’s triplex over garden rental.

owner is asking $700 for their AAPL stock while its trading at $450\.  some people just get attached to their things just because they own them, brokers included.  they prob. see people in this market doing a lot of stupid sh!t and figure, why not just put it out there.  it is pure bubble mentality, hopefully the fed brings this in by july.
