Please explain: "There is over 3,000 SF of additional air rights to the property"?

If this is regards to 1032 Lorimer, per propertyshark and DOB this is an R6B, at the existing 2,700 SF there is another 2,200 SF available to build.  Within the R6B constraints:     http://www.nyc.gov/html/dcp/pdf/zone/zoning_handbook/r6b.pdf   Of course, you can’t necessarily take some brokers opinion that have probabaly only recently started growing facial hair, if you’re serious about expanding the square footage you should ask about the assumptions they came up with 3,000 and hire someone to look more in depth proposal before putting any money down on the project.  Sometimes the public info is incorrect and you need someone to verify and confirm these not too little details.

that´s probably a seller´s way to say that zoning allows you to build a few stories on top of your building. http://www.nyc.gov/html/dcp/html/zone/glossary.shtml#development_rights :
Development rights generally refer to the maximum amount of floor area permissible on a zoning lot. When the actual built floor area is less than the maximum per­mitted floor area, the difference is referred to as “unused development rights.” Unused development rights are often described as air rights.

Thank you..that makes sense. It doesnt mean, then, that you can build up to that point without a permit? I would think anything you do would require a permit.

Is their a certain radius from your own home that you can buy the air rights of other buildings up, or does it just need to be on the same block or the block across? What’s the average price for square foot for air rights in brooklyn?
