What to pay tenant/super

What would be the appropriate amount to pay a tenant who is acting as super/property manager for a 4 family brownstone? He occupies the garden level apt. and has sole use of rear garden and basement. The responsibilities include maintenance (snow removal, sweeping, mopping hallways) taking out trash, letting service people into premises. He basically keeps an eye on the building for us. There is no responsibility for finding tenants or collecting rent. Is it recommended to charge him a lower rent in exchange for services or pay him a salary and charge the going rate for rent. Any thoughts are appreciated.

Being a tenant is one relationship, being a super is another. From my experience and observations in Landlord Tenant Court and other landlords it never works for very long to have a tenant do the supper work and reduce the rent or even pay them a monthly fee for services. Eventually the tenant gets sloppy. Unless you are in a neighborhood that is a very low income area and the tenant really does look at it as a second or third job and is probably a building maintenance worker in his/her full time job it never works for the long run. It can also create weird relationship issues with other tenants in the building. It is always easier to have tenants be tenants and hire a neighborhood roving super/handyman do the super work. This way you can more easily fire them if needed and get them out of the building if needed. If you have a large apartment building in the area, ask the super there for a contact or at a local hardware store, all these people know who the supers and handymen are in the area. Yes, about $200.00 a month is the going rate for a 4 sty 4 family for a handyman with other customers in the area, + additional for heavy snow storms such as this last winter + supplies.

$200/mo deducted from rent? I’d do it like that rather than have two way transfers, just add a rider to the lease. Not sure there would be any significant tax implication as to which way you do it. I’m throwing that number out there, but if you live across the country or internationally it may be worth it. The upside to having him pay full rent and cutting a check is that if said tenant goes AWOL with his duties it is prob easier to withhold payment rather than have him pony up a higher rent number than he is accustomed….. and perhaps “cleaner” if there is a housing court situation as the normal rent check amount is verifiable. But if you have a great relationship and he is reliable all that can be a big hassle.
