Gut Reno frame - water after shower leaking from HVAC

Hi all,

Looking for some help. Just bought a gut reno frame house – all new HVAC, plumbing, etc.

Took a shower on the middle bathroom on the top floor and water started leaking out the middle HVAC vent on the parlor floor. No leak from other shower on third floor.

Spoke to GC who oversaw the gut. He’s sending the plumber to address, and said it’s not a big deal – just a water getting in the HVAC vent.

Should I be worried? Any suggestions?

Hi GT and NP,

Turns out there was an opening in the tiles that water was getting into the duct. Which makes sense, cause we took two showers, and only a small amount of water leaked out the vent.

I was freaking out, and was so relieved.

But thank you both for your help. I’ll def be coming back on here as we embark on our first home owning journey.

IMO, the water is either dripping along the duct, or the vent cover is the first exit point for the water to escape. Might be an easy fix.

Yes, most likely just the beginning of your troubles. As for the water, we already know two things weren’t properly done. The shower drain and/or water pan weren’t properly done, so they’ll have to open up the ceiling underneath to fix. Also, if the hvac ducting was properly sealed, there should be no way that water should of got in.

I’ve personally seen a flip gut reno frame house being done and it’s amazing how shoddy their practices are. No insulation between floors, plywood screwed into floor joists with just 4 screws. Windows that weren’t properly flashed, etc etc.

Hopefully the contractor will keep coming back as you find things that are wrong. Goodluck
