Rehabber permits - cost/type?

Hello – I am currently negotiating a contract to purchase a pre-rehabbed home in brooklyn.  The owner/builder is willing to do this above-board (apparently atypical?).  We were discussing the type (eg, electrical, plumbing, etc) and cost of the permits required.  Details: total gut rehab, rowhouse/brownstone, 3 floor – 2 units – with basement, deck off of owner’s duplex/2nd floor with stairs to yard. Thoughts on type of permits/cost associated with them? Thanks in advance, Schlotz

“The owner/builder is willing…” ?  Actually, they are obligated.  The costs are theirs.  Your first answer was from an architect, but not the one getting the permits for the house you are negotiating over.  Have you asked to speak with the architect doing the work?  Is this house in NYC?  Have you researched the address on the DOB website?  Have you checked to see if your owner/builder is licensed or insured? I gather you are spending a lot of money.  I really work hard to answer my client’s questions.  If I was somebody’s client and they were not helping, I would reconsider the whole deal.

It is all based upon the cost of construction and not what you say it cost, but what DOB says.
