Im looking to have an approximately 700-800 sq. ft. apartment skim coated.  This is going to be an apartment for rent, so I do not need it to be a glass-like finish, just nice.  Two other factors to consider  There is a large brick wall (maybe 15 long x 10 high) so is a big part of the apt that doesn’t need to be skimcoated.  Also, the ceiling has these 2x4s which the previous owner used to ocver the joints between the sheet rock.  I was told they could just be taken off.  Anyone have an idea how much this should cost (including painting) and a good recommandation for someone to do it?  Because its a rental (around a $2800-$3200 apt) is skim coating with the mesh and 3 layers of plaster even necessary?  Or does it make more sense to just go over once with a plaster coat so it looks acceptable? Lastly, this is in Manhattan (70s btw 1st and 2nd)

What is the reason for the skim coating — is the plaster cracked, peeling, or damaged in any way? If it’s not, you don’t need to skim coat. If it is, then you ought to do three coats and the mesh. The mesh prevents cracks from returning. If you don’t use it, you’re just throwing money away. Costs vary wildly. We did an absolutely huge amount of skim coating for just a few thousand, but it was a special situation. OTOH you could pay $2,000 just for one ceiling if it’s falling down and you want it absolutely perfect. Hopefully you will find a real plaster person and an assistant who can do it for $3,000 to $6,000. If the woodwork is in good condition, figure about $2,000 to prime and paint. Prepping woodwork can be quite time consuming — it takes longer than painting.

To be honest, I can’t tell if there is even any plaster on these walls at all.  Could the previous owner have just put up drywall, taped the joints, and painted over? Here is a picture where the damage is at its worst

  Beside that, most of the walls seem fine, they are just going to have holes in them because the previous owner put up a lot of shelves:

I’m thinking of taking them down and having a flat ceiling. Is skim coat with mesh necessary for all of this just to make it acceptable for rent?

Oh, nice! I have good news for you: You do NOT need skim coating. Heavens no! Just get the painter to tape with mesh over that one crack, fill in the holes, and you are good to go. Sometimes I will pay a painter an extra $100 to do a lot of cracks, but if you just have one or three, that should be figured into the regular price as normal prep without a problem. As for that ceiling, I would need to see a picture of the whole room, but be careful…this could be an original Victorian or Arts & Craft dining room or other ceiling. Alternatively, maybe those sticks (they are not 2x4s) are holding up a sagging ceiling? If you take them down, you will have to re-do the ceiling and that could be pricey, particularly if the plaster has separated from the lathe. Good luck!

The mesh goes on when you’re doing the first coat of compound and/or plaster of paris or a combination of the two. First you spread the stuff on, then you press the mesh into it. It will stick. Let it dry. Then put another coat on, which will cover the mesh so you won’t see it, let dry. Sand. Another coat, let dry, sand. You are done. Some people I know spread Plaster Weld on the first coat of plaster and put the mesh on top of that.
