Hi all, any thoughts on this appreciated:   We just bought a 3-family house and there is a 7-story condo set to be built directly across the street. The demolition is done, and they seem to be beginning structural preparations, breaking into the ground. They haven’t even started drilling yet, but already our house is shaking like an earthquake.   Things I’m reading online suggest that, if some kind of structural damage occurs, you need to have some kind of structural evaluation beforehand to be able to prove your case.   Anyone been through this? I’m sure it’s not cheap to have someone come and do this, so I’m wondering if it’s a worthwhile precaution.   Anything else to do or watch out for?   Thanks!

Cracks are one of the biggest signs of structural damage.  Take date stamped photos of all your walls and ceilings, inside and out right away.  As far as an engineering survey, I’d try calling a structural engineering firm and see what they recommend.

Are you in an old building and/or an historic district?  You could also try calling the New York Landmarks Conservancy, a non-profit.  They provide technical assistance and connect owners with the right proffessionals.

Depending on the neighborhood and the results of the core samples they are required to perform before engineering will submit their solution, it can “shake out” different ways. Near us the new construction was not allowed to drive piles the convention (sss-shhhh-bang) way. They have brought in heli-anchor rigs that twist piles into the ground using high hydraulic rigs. What I am trying to say is the engineering professionals behind the architects are not oblivious to your issues.
