Brownstone STOOP Repair and Refinishing : Would like advice

Hello Brownstoners!

I am considering repairing and refinishing my brownstone stoop.  It’s the typical stoop affair… and over time, it’s become evident that the previous owner did some painting and some patching which are now, well, in need of repair.

I got a local handiman (who does have skills and was able to repair my leaking roof to very good effect – also claims to have done this type of thing in the past) to give me a price of $800 for the labor and materials.  

I am wondering if that’s “fair”, “too good to be true” or a “total rip-off”.  

If any of you have done/lived through this kind of work and if there’s something I should know about it…

And if there may be an alternative source for this kind of work that has more experience and you could recommend with a straight face.

Do not use anyone who does not specialize in brownstone work to do a brownstone stoop.  There are many recommendations here.  Search the Archives link over on the top right under “Facade”

The question is, do you want a patched and painted stoop, or a real re-do of new brownstone coating? 

The latter will cost you considerably more, but if you want to talk to someone who will do it right, call J Mos @ Brownstone Authority.   (I did 4 masonry-related jobs using 3 different crews before finding J Mos & he was by far the best)

It might be adequate as a stop-gap but I doubt it would be durable.
