Landmark in Crown Heights North - changes to interior and rear

Is it possible that for house that in in a landmarked area you cannot make any changes to the front of the house – but you can to the interior of the house and the back of the house ? For example one option would be to put an extension and or a deck on the back. We are looking at a house in the area, and a neighbor told us that this was the case, but I wonder….

Also understand that landmark designation does not mean that all changes are forbidden. You can make changes to the front of your house, they just have to be reviewed and approved by the LPC. If your proposed change is not approvable they will also make suggestions to make a change possible.

What you have been told is inaccurate. To alter any part a building, front or back, within a Landmark District a licensed architect must file plans with the NYC Landmarks Preservation Commision who will then evaluate the nature of the proposed changes. Changes at the rear of a property are usually receive a staff review whereas changes along the front may require a public hearing. As for the rear addition, you’ll need a zoning analysis to understand what will be permitted. Ed Kopel Architects, PC
