What are the documents that a smart landlord would include in the Lease agreement when signing a new tenant? Which riders should one include etc.? Where can I buy premade documents of this sort?

I have a vacancy and was wondering would you guys think is a good lease document for a 2-3 room subway apartment. I don’t want pets. I would not want water appliances to be installed. What is the correct way to  word an agreement when the rent is to be paid and in what exact form? I know these are basic questions but I could benefit from some community input.

There are different leases based on how many units are in your building, as well as whether or not it’s rent stabilized. Blumberg has many different versions, you need to make sure you choose the right one. There’s also a bed bug form: **Notice to Tenant Disclosure of Bedbug Infestation History (For New York City).** Google it and you’ll find it. There’s also a form you are supposed to give new tenants, in a buidling of 3 or more units, asking if there’s a child in the apartment (this is regarding window bars, which must be installed if htere is a child under 13). If there isn’t, the tenant still needs to fill it out, indicating that there’s no child in the premises. As for riders, which can pretty much be whatever you like, no pets, for instance, Blumberg’s also has riders. You just fill in what you want and it gets attached to the lease. As a new landlord myself, scour the nyc.gov website. There’s lots of helpful info there.
