tenant keeps breaking washing machine

our tenant has broken the pump in the washing machine in the unit 2x in the past 4 months. the cost of repair is $250 a pop. We have had 3 quotes from servicemen saying that the tenants are misusing the machine (overloading it, not removing garbage from pockets, washing strange fuzzy things). What do we do? they do not have a lease right now. can we put in the lease that we are not responsible for fixing the machine? what would you guys do? thanks!

Disconnect it before they break it again. Perhaps they will move if they can no longer do laundry on site(?)

Why are you renewing the lease? I’d think that the washing machine is just one indicator & they might be doing other damage. I agree that if you do keep them as tenants, depending on whether it’s a shared or individual unit, you should not replace theirs or give them access to yours.

Tell them if the pump breaks again, the machine will be disconnected.

Yes. if they don’t have a lease you can put whatever language you would like in the new one. I would even think about removing it but that may be an even bigger hassle. If this is the machine that you also use (in the cellar) then prohibit them from using it. If you need to, prohibit them from using the cellar and lock it. 2x in 4 months is ridiculous.
