Realtor Recommended Inspector
I’ve been reading some articles about being weary about realtor recommend home inspectors. My realtor recommended Rich Perri. I have read amazing things about him on Brownstoner. What is the community’s thought on using Rich Perri, even though he was recommended by realtor?

I will try one of these non-Heimer recommendations for our new pending purchase thanks! A couple months ago I used Heimer engineering for a condo that we almost bought in Carroll Gardens right by the BQE. They managed to produce a thick report filled with all sorts of minor information but neglected to be able to detect the fact that the apartment leaked through the windows (as did several other apartments in the building for that matter) many many times. Thank goodness for buidling minutes. The sellers certainly knew. The very few times we requested access to the apartment they would cancel last minute and blame on their tennants. In doing a little weather.com investigation, each time that happened, it rained significantly. We escaped buying an apartment with a huge whole in it – no thanks to Heimer – and I STRONGLY suspect – Corcoran.

I agree that sometimes using a Realtor recommended inspector may not necessarily be in your best interests. That does not mean that all inspectors are working for their next referral from a Realtor as I believe some inspectors work for the next referral from their client (the buyer). I used John Gromkoski from Precise Home Inspection and found him to be very thorough and honest. My inspection took over 3 hours and the report was very detailed and included pictures of problem areas. His price was a lot less than other prices I have seen posted here. I recommend him highly. His number is 718-514-3393.

Richard Perri is fantastic. We have used him a few times. Thorough. Brutally honest. Personable.

I combed through the archives when we were looking for an inspector, and both many posters as well as an architect friend (and our own broker) recommended Richard Perri. We ultimately went with Larry Ubell, whose name also came up frequently–I’m a sucker for the NPR angle.

Richard Perri is a great inspector, I used him in 2006\. Honestly his report was so thorough it was depressing, pointed out every nonstandard fix and likely problem and when to expect it (stairs, 5 years, roof 10 years, etc.) He was a little pricey but his work is beyond reproach.

If you pay the inspector, he’s working for YOU. You’ll be there for the walk-through, right? I don’t see the problem no matter who brought up the name.

If the broker is being paid by the seller, they are working for the seller. Get a different inspector. I recommend one that is both a licensed home inspector and an engineer, so you don’t have to pay twice if there’s a structural issue. The one I have used is Heimer Engineering, and they are fine. They charge $900.

Risk? With all due respect to timber. There is nothing wrong with considering referrals from your real estate agent, if he/she is actually YOUR agent, if it is the seller’s agent that’s another story.

why take any risk? find your own inspector – there are many qualified
