How much would it cost to build a small "Taxpayer Store"

Right now, I am evaluating buying a vacant lot, developing a one story building, and offering it out as a NNN lease to a retail store.  The location seems appropriate, and it is zoned for retail.   I have a good idea what the rents would be.  But I can’t figure out if the deal makes sense because I have never done a project like this before. The lot is 25×100\.  I want to build a plain vanilla box with a nice big storefront window, 12 – 14 foot cielings, insulated, HVAC, toilets, kitchenette.  The dimensions of the building would be somewhere between 25×60 and 25×100 depending on what kind of lot coverage I am allowed. 

It seems simple enough that it should not cost an outrageous amount of money.  But really I have no idea at all what the price of actually constructing a very simple building should be.  Can anybody offer me any insight to this?

I would plan for more like $200 – $250/sf hard costs only.  It could be a little lower if the building is bigger or higher if the building has to be smaller.  Of course there could be difficult site issues that could impact the costs.

Where is the site? In Brooklyn? For NYC We use $150 per sf for bare bones construction – really bare bones. $200/sf is a safer number, just don’t over specify the hvac.
