Recommendation for HomeServe
That’s a really well thought out analysis; thank you.

I just had the annual checkup on my approximately 60 year old Lennox gas furnace. The thing got a clean bill of health. It tested at 83 percent efficiency, which I think is probably remarkable. I’ve had a service contract with HomeServe for many years—ever since they took over for Brooklyn Inion Gas, when utilities no longer allowed to offer such contracts. I’m now paying >$600/year snd probably don’t brake even , but gave been happy with the coverage. Whenever I’ve needed services they’ve been quick to come; also, during the annual service they’ve sometimes replaced parts. I didn’t know needed replacement. I suspect their service would be especially advantageous for those who have steam or hit water boilers, which are far more complicated to maintain than my furnace.

That’s fantastic to hear about your 60-year-old Lennox! An $83\%$ efficiency reading is truly a testament to how well those older, robust units were built and how well it’s been maintained—likely thanks in part to your long-term service contract. It sounds like you’re weighing the financial cost versus the peace of mind and reliability you’ve come to expect from HomeServe. Here is a breakdown of your situation and the typical advice regarding service contracts like HomeServe’s:
Factor,Your Experience with HomeServe,General Advice & Comparison
Old Furnace (60 Years),”You’ve gotten great service, including proactive part replacements.”,”PRO: This is where a plan shines. An independent technician might refuse to service an ancient furnace or push hard for replacement. HomeServe covers repairs regardless of age/brand (up to a stated annual limit, usually $1,750 or more for heating plans).”
Cost (>$600/year),”You suspect you don’t “”break even”” but value the convenience.”,CON: >$600/year is high for a single-system contract. Many furnace-only plans start closer to $15-20/month ($180-240/year). The cost is often worth it if one major repair occurs every few years.
Convenience,They are quick to come when needed.,”PRO: They manage the contractor network, which can be a huge time-saver when you need emergency heat in the winter.”
Complexity,You feel the value would be higher for boilers/steam.,”AGREEMENT: Boilers are complex, parts are specialized, and service can be expensive. Your assessment is correct the financial risk you are protecting against is higher with those systems. Your forced-air furnace is generally simpler and less costly to repair.”
