Whose Engineer for PreConstruction Survey?

@homely, I don’t think your engineer should accompany their engineer. I do not see a positive outcome to that. If you really want to involve an engineer, get them in after, but I don’t think it is necessary as long as you review the report.

It should be an engineer, not an architect, but I suppose it depends on their experience.

Working on a license agreement for major renovation next door. Who should do the preconstruction survey — engineers for the contractor/architect or the neighbor at risk? Is it a conflict of interest if the engineer is employed by the “perpetrators”?

Probably it will be theirs, but it might be smart for you to do your own. I would at the very least take detailed pictures so you can easily show the condition before the construction in case there is damage that they cause. Perhaps you can get the fees for your own survey included in the license agreement.

You’re better off just letting them do it. A guy walks through the building, taking pictures & notes of any existing cracks/damage/overall condition of each room. There really isn’t any conflict of interest, since pictures don’t lie…

Having their engineer walk through and prepare a report is customary. You should request a copy and review it.

License agreements should be negotiated by an attorney who has proper experience. If access is needed, or a scaffold/shed is on your property, they should be paying you a monthly fee and perhaps open an escrow.

Thanks! If they do the report, should my engineer accompany their engineer (I do think pictures can lie)? Yes, there will be scaffolding plus a shed over some 60 sq ft in my backyard (yes, I have a lawyer to negotiate the agreement)
