Underpinning

I heard outrageously loud noises last week on Jan First week of Feb coming from my neighbors basement. Is it possible that he went under my side of the party wall and poured concrete? I spoke with engineer yesterday and this was his opinion. Please let me know what seriously think? Thanks.

I heard him scrape against walls and then vacuum it up – had to have been my walls. In order to access my walls – he would have had done something to the party wall. Either remove it or alter it. 2 illegal jobs that I did not report.

There is no way an engineer can know if someone is doing underpinning based on a loud noise. Also there is nothing illegal or unjust about drilling and vacuuming on his side of the party wall.

By the way, on Saturday night, he was drilling on my walls and then vacuuming. On Sunday morning – he was drilling upstairs.

When I referenced the outrageous loud noise for 2 weeks to a structural engineer – he said it was underpinning. When I said underpinning to a lawyer – he said demolition. If I called both times – perhaps it would have stopped both illegal projects.

No one believes you have presented evidence of underpinning or any other work next door that would have required a permit or that would have damaged your house. Noises is not by itself evidence they did something wrong. The picture you posted seems to be of a small area of a door frame, though it isn’t clear.

When the work started in the adjacement apartment started, I didn’t report it because I could not see any damage on my side. When the 2 weeks of outrageous noise took place, I didn’t report because I didn’t know if any damage was being done. I regret both decisions – should report both of them immediately.

If this is such a concern and stress for you, why not take documentary evidence (write it down if it’s too late to video or record), and consult with an attorney? The message forum here is skeptical, in part because of the way you’re presenting this (panicked and with completely fragmented information).

I’m sure the landlord doing the illegal job was in no way trying to benefit my house. When I referenced underpinning – he immediately said demolition. I mean them removing and replacing sheetrock and flooring could adversely effect my house.

underpinning should make your house more stable, not less. Them removing sheetrock will only effect your house if it is unstable in some way.
