Underpinning

I heard outrageously loud noises last week on Jan First week of Feb coming from my neighbors basement. Is it possible that he went under my side of the party wall and poured concrete? I spoke with engineer yesterday and this was his opinion. Please let me know what seriously think? Thanks.

Ok, so the adjacement apartment did work that might have reduce the width of my walls so if they go to install new sheetrock in there apartment – they could in theory knock them down and try to slide there walls inside my apartment. I also heard banging one day at the bottom and along side the stairs going up to the 2nd floor.

the fact that they hired an architect has absolutely no bearing on whether their work will impact your property. it’s irrelevant. if you believe they are doing work without a permit, call 311, that will trigger inspection and DOB will review the situation.

You really should visit the DOB with all these questions. It’s their job to answer them and provide you with the answers you need. They are a very helpful group of people.

I check the website daily for a job filing and for permits. I truly think they are going to build on my property. They hired an architect for the project because part of it involves my house. Spoke with a lawyer today – he recommends me getting a pre-construction survey done after they file.

I heard work being done in the apartment adjacement to mine. Then I heard the 2 weeks of loud noise. This leads me to believe that those 2 illegal jobs were preparation for when they rebrick, restoop, and cement. I think they will try to steal property inside and outside. I don’t know how to stop them if this happens. There will be workers everywhere – inside, outside, on roof.

outshine, you have been posting here for months and, still, no one has any idea what actual fact leads you to believe they are going to steal your property. You live in an attached house. They neighbor is not going to be able to move the wall to encroach on your property.

Is this about the stoop? Do you think they are going to build the stoop on part of your property? What have they actually done that makes you think that?

The fact that there are noises and the fact that you are afraid of things tells us nothing so no one can truly answer your question.

the fact that you so rarely seem to comprehend the advice people give you here leads to the suspicion that you do not actually understand what your neighbor is doing. Since you don;t seem to know, we don;t know, and cannot advise you.

I own a 2 family home and I am attached to a 4 family(2 family converted to a 4 family). I think they plan on rebricking, restooping, and re-cementing there house while planning on building on some of my property. So if they plan on trying to steal some of my property – why would they want to damage my house that they are attached to? So very very confused. I say I think because I was never contacted when the tenant worked on the apartment adjacement to me or for the 2 weeks of loud noise. 2 illegal jobs.

We had to underpin our party wall, which was effectively under our neighbors property. He put a big hole in it when he did his own reno 10 years ago. It wasn’t a big deal construction wise.

Is the house next to you being torn down and the foundation excavated? If the house is standing and all they are doing is re-bricking the facade and rebuilding a stoop, then they are not removing your lateral support. If you are in a row, each house is laterally supported by the foundations on each side. Unless they are actually removing that, you do not need to worry about your lateral support.
