Is anyone familiar with zoning regulations in regards to triangular-shaped lots-
1) In specific, how do you calculate lot areas for purposes of FAR regulation? Is it just standard geometry, or is there some zoning code specific method?
2) For triangular lots that are surrounded by public streets on all sides are there front and side lot regulations for all sides?

Anything else I missed, please feel free to pipe-in. Links to pertinent zoning info is appreciated!

Location, location…. consult an architect with an in house zoning analysis department. Size of triangle matters as well as the zoning on all sides.

This zoning handbook will answer any basic questions. For new buildings, an architect, zoning consultant, and/or lawyer is necessary to maximize. Depending on location that varies. http://www1.nyc.gov/assets/planning/download/pdf/about/publications/zonehand.pdf

Most likely, it’s something akin to a front lot line condition on all lots, although what that will mean will vary on which streets are wide or narrow.
