Time for a basement waterproofing inquiry!

Has anyone successfully waterproofed a basement and had it hold up to, e.g., today’s flooding? Our new-to-use cellar (approx 40% above grade, last refinished in 1966) handled all the recent rain until today. This morning we have leaking thru the walls and, as neighbors warned us would happen, backup into the toilet and shower down there. We are slated to renovate the space anyway, and now I think we should do some serious waterproofing of the things we can control (we cannot alas control an overwhelmed city system that pushes water back up into our house). I can wait for an awesome contractor. Thanks!

Cindy – the basement area is finished, yes. After the membrane was wrapped around the foundation walls, they then reinstalled dry wall. It’s been dry ever since!

Roliner – I just reread you comment – all work was done in the inside? Is your basement area finished where you had the work done? What did you finish you walls with after the membrane? This seems like what we need – we had a bunch of areas with leaked in the foundation but it’s about half below ground. Our neighbors don’t have an extension and I think their exterior is not well done and water continues to come from their sides. But it’s our laundry room so a finished space that we’ve had to redo the drywall multiple times always. Thanks!

Hi – I’m trying to understand a little more about this. If the hoses are attached and there is a bluestone patio up against the back of the house, are French drains an option ? We also have 2 dry wells in the back patios but they were full to capacity so the water just sat on the patio and made its way through cracks in the foundation. I’m at a real loss since it seems that most of the issue is in the foundation of an extension that was out in the house ages ago and now the water is coming through the holes.
Has anyone had a similar issue?

Waterproofing our basement wasn’t cheap for a few reasons. We bought the brownstone from sellers who had finished the basement already, so we had to tear out all the drywall and the existing floor tiling around the perimeter (and once the job was finished, buy more tile, redo the flooring and the drywall, paint the walls, etc). Also while they were digging out the perimeter for the drains, they noticed we had no footing under our foundation and they had to stop everything to install that. All in, it cost about $50,000 and the waterproofing guarantee is transferable to the next owner if we decide to sell.

Does it mean that you dug down on the perimeter and put pipes with holes ( french drain)? where this water goes then?
The reason I am asking is that
We had 2 inches of water coming from the backyard today. There is a drywell just inside.

This drywell was overflowed. the capacity was about 60 gallons can if I remember well.
If you have a french drain system going to drywell then it is still limited.
I have access to weather reading and checked todays avg hour reading in Park Slope, max accumulation per hour was 2.2 inches.
My husband calculated that our roof 20 by 65 feet with 2 inches of rain per hour gives around 5000 liters of water.

I really liked John at Superior, too. He was my second estimate – but ended up going with the first – Vulcan, slightly better price. Was a bit nervous because they are a chain but my foreman/head guy was amazing, the crew was fast and left things super clean. They gave me some great advice about how to go about renovating after — and also: bone dry today! Same as Roliner – french drains around the perimeter. We did three sides.

I had a very traumatic day of basement leaks – was not prepared at all for this rain! I’ll check out superior home restoration. Any other recommendations out there? Ideally I can talk to 2 or 3 providers to get quotes / plans. Thanks!

Cate – all of the work done was on the interior. They dug out the perimeter of the interior of our basement to install the french drains, and also put the membrane wrapping along the interior of the foundation walls.

roliner, thank you, that sounds like exactly what we need to do (french drains and all). We have two sump pumps already but it’s a big space and they are not keeping up. I contacted them and will hope I can get on their schedule sometime in the next 6 months 🙂

Yes! We waterproofed our basement last year after the torrential September storms then. We used https://www.superiorhomerestoration.com/ – John was very helpful. We added a second sump pump, french drains, and a membrane wrapping our foundation walls. Bone dry today.
