Are you still pricing it $100k higher than the realtor recommended? Maybe the realtor you consulted knows something about the market that you don’t.

Yes. I think I might just rent the 2nd floor and keep the house. Going into the open house, he had 12 groups of buyers – open house was grand central station – not one offer.

I don’t think you should sell. Stay put, collect rent, and let your property appreciate. The building is not going to collapse, and your neighbor isn’t going to come through the wall to take your space. Living in a condo or coop is horrible, renting is better but not by much.
